Types of loft conversions

We have had experience in constructing all types of loft conversions from rear dormer loft conversions, Velux conversions, hip to gable Velux conversions, hip to gable with rear dormer conversions, mansard dormer conversions, valley roof mansard conversions and traditional mansard conversions (aka: double mansard conversions). You name it where loft conversions are concerned and we have built it.


What your loft space needs for conversion

For our example when you are considering a loft conversion the loft height should be a minimum height of 2300mm from the top of the ceiling joist to the bottom of the ridge board (bottom of the timber in the apex).

We have however achieved a rear dormer loft conversion on a mid terraced house with a height of 2200mm from the top of the ceiling joist to the bottom of the ridge joist. This was achieved without the need to drop any ceilings and or an under ceiling beam. The internal finished height in the dormer was 1960mm.

We offer to all our potential customers a free without obligation quotation and the person visiting you will have the experience to discuss all aspects from design, build, technical, building control through to any legal issues such as development rights and party wall.

We can assure you that we will not be approaching the initial enquiry as just another sales lead. We will look into all your requirements and advise on what you will be able to achieve taking into consideration all aspects technical, design and the legal matters. We aim to satisfy you with all the information that you could possibly require so that you can make an informed decision. We will need to access the loft space to survey the loft taking various measurements, etc. Please note that we have never quoted for a loft conversion without looking into and surveying the loft space.


What we do

We build all types of loft conversions. We deal with projects inside the M25 & Greater London area. We handle all aspects of the projects from start to finish.
  • Design, Planning & Building Control (if Planning required).
  • We supply the scaffold for the loft.
  • We supply the skips for the loft.
We build the loft from preparation through to steels and then onwards through the various stages to the completed loft conversion. This will include all electrics, plumbing, windows, plastering, woodwork (doors, skirting, etc.) and the tiling of bathroom / shower room.


What we don’t supply

We do not supply bathroom / shower room items, tiles, adhesive, grout, spacers and beads. We do not decorate within the same quote / contract as the loft conversion but as an extra cost we can quote if you require.


Building Regulations

We work with one firm of Architects and Engineers who handle all of our projects. We comply entirely with all aspects of building control and never cut corners.

From our steels supplied through our one regular supplier which are treated on site for fire protection through to the electrics and plumbing everything is done with and in complete compliance with building control.

We deal with suppliers who themselves are established and well known for their service and reliability. Some of our suppliers are also recognised as being amongst the best in London. In many cases the suppliers that we use are the very same suppliers used by our bigger competitors.

Our staircases for example are always supplied from one manufacturer and their reputation is second to none. We on our part would never use any other staircase manufacturer and we are proud to use their products in all our loft conversions. Every aspect of our construction complies with building control requirements in every way and detail.

Basically, we can do anything that any of our competitors can do, literally anything.


Party wall problems

We can offer our services in dealing with any problems which may arise due to party wall issues but this has to be done with a separate quote subject to on-site visits.


Example

Dormer Conversion

  1. Erect scaffolding.
  2. Crate opening in roof for access. (Work is carried out from outside of the property for first 3-4 weeks to minimise inconvenience and dust).
  3. Steel beams are delivered and lifted into place by crane. With these beams in place we can now create the floor and dormer.
  4. We call for inspector to inspect all issues to do with the steels, floor and dormer construction.
  5. We now move to complete the construction of the dormer making it water tight. All internal partitions and all windows are installed both Velux & casements for dormer. (Takes up to week 3-4)
  6. All the tiling of the dormer is completed and all lead flashing details are finished off. (Week 4-5)
  7. All electrical & plumbing first fix completed as well as staircase installed. (Week 5 -6)
  8. Plaster boarding, plastering carried out in whole of loft and stairwell. (Week 6-7)
  9. All second fixing works carried out. Tiling & second fixing bathroom/shower room and all electrical second fixing with smoke & fire detection system fitted. (Week 8)
  10. We snag loft and then when snagging is complete we call for final inspection and sign off with client as well as BCO. (Week 8)
